After two straight record breaking real estate sales
years in 2005/2006, we are not going to fix it cause it
isn’t broke. Having completed over 328 transactions in
2005 and 270 in 2006 we are expanding our entire method
of selling and exposing new markets and nationalities to
real estate ownership in the desert. We had broken every
sales record there was for total numbers of real estate
transactions in the Coachella and Imperial valleys. This
was well documented by the title and escrow companies
and awards we received. What more can we do? How much
more notorious can be become?
ANALYZING SALES
After completing many investment sales via the
Internet, we decided to expand that portion of our
business philosophy. After selling many lots and land
parcels to investors, sight unseen, strictly as real
estate investments, that they want to flip or never care
about building on, we are expanding that aspect of our
business. Analyzing that most of our sales in 2005 was
to builders and families and in 2006 the sales trend
started to shift to real estate investors and away from
builders. Construction costs keep going up, permit fees
double and triple year after year, building moratoriums
started to hit and the type of buyer started to shift.
Home flipping and sub prime loans are fading as we
speak. However, the tried and true path to real estate
riches and success is still here. The people who own the

CHANGING OPPORTUNITIES
We have not reinvented the wheel, we don’t plan to,
we don’t have to. The wheel is here. We as intense
marketers know how to move the wheel and make it turn.
We as realtors recognize changing markets and

For example: We sold a $50,000 lot to an investor.
When he bought it, he put 10% down ($5,000) and we
helped him find financing through our lending sources.
He got control of a $50,000 property for $5,000, when he
closed escrow, we put the property back on the market
and sold it for $150,000. You do the math or the 1031
tax deferred exchange. For a lousy $5,000 he made
$145,000 in one week or deferred his tax burden to
another property.
